# Questions about Cadae

How Performance Hotel Insights (PHI) works, what it needs from you and what it does not claim.

## What is Performance Hotel Insights (PHI)?

PHI shows how far a hotel's energy and water use is from a best-in-class model of the same hotel. Cadae publishes it every month for Energy, Water and Overall.

## What does a PHI number mean?

It is the share of actual use above the best-in-class model. A PHI of 30 means 30% of the month's use is above what a best-in-class version of the hotel would need. Lower is better, best in class is 0, and a negative PHI means the hotel uses less than its model. Overall PHI is the equal average of Energy and Water.

## What are the bands?

Six bands, from best to worst: Outperforming, Best in class, Good, Needs attention and Poor, plus Not available when there is no result. They help you read the number quickly. PHI sets no goals, and the band word always appears with its colour.

## Does PHI compare my hotel with other hotels?

No. Best in class is modelled for each hotel from its own building, climate, weather, facilities and activity. The Portfolio league table orders your own hotels by their PHI so you can see where to look first; each hotel's result still measures it against its own model.

## How is best in class worked out?

Cadae models what the hotel would need at an approved efficient level, category by category: heating, cooling, hot water, lighting, food and beverage, laundry, leisure and more for energy, and the equivalent uses for water. The model uses the hotel's property model, its monthly activity and daily weather for its location. It uses best-in-class building fabric, so poor insulation or glazing shows up in the gap.

## What data do you need?

A property model (property type, areas, fabric, systems, facilities, meters and boundary), then each month's activity (such as occupied room nights, guest nights and covers) and energy and water quantities by source with evidence and cost. Cadae adds the weather.

## How do we send it?

Forward utility bills to your hotel's forwarding address, import a month from Cadae's spreadsheet template, enter it by hand in the portal, or send it through the REST API or MCP server.

## How often are results published?

Monthly. Each result covers one calendar month in the hotel's own time zone. Quarters, years and the rolling 12 months are built from those months.

## Who calculates and publishes the results?

Cadae. Our team reviews each month's data, sets its confidence in the result and publishes it. Your teams never see a draft.

## What happens if a figure is wrong?

Ask Cadae to correct it. A published result is never edited: Cadae issues a new version with a plain-English reason, and the earlier version stays in the history. Nothing on that month changes until Cadae answers.

## What is confidence?

Cadae's stated judgement of how far each published result can be relied on, with the reason. It never changes the number.

## Can we see what a result is based on?

Yes. The Data and assumptions page shows the property model, monthly inputs, sources, gaps, assumptions and boundary behind each result, and gap drivers break it down by category. Detailed factor values stay with Cadae.

## What if some data is missing?

It is marked missing and never counted as 0. Cadae may use an approved assumption, with its reason and review date shown. Where no defensible assumption exists, the affected result is held back until the gap is closed.

## How does the Portfolio figure work?

It is the simple average of your hotels' Overall PHI, and it always says how many hotels it covers. Hotels without a result are listed as Not ranked.

## Does PHI tell us how much we will save?

No. PHI shows the gap, and the performance cost gap prices it at current rates. Neither is a saving. Savings come from Projects, and they count as realised only once verification is accepted. Cadae always shows the three figures separately.

## What are Projects and Savings Tasks?

Optional modules. Projects turn a gap into a costed business case with ROI, simple payback and three-year net benefit, approvals within delegated budgets, delivery and verification. Savings Tasks break a Project into assigned, evidenced actions. Neither changes the PHI score.

## Does PHI cover carbon and waste?

PHI covers energy and water. CO₂ is calculated from dated grid and fuel factors and shown alongside, outside the score. Waste is not yet included.

## Can Cadae help with sustainability reporting?

Cadae gives you monthly energy, water and CO₂ data with its evidence, which you can export and use to support your reporting. Cadae does not certify buildings or prepare reports for you.

## Can we use Cadae with AI tools or our own systems?

Yes. Every figure is available on the portal, the REST API and the MCP server, so Claude, ChatGPT or Cursor can answer questions about your hotels within your permissions.

## Which languages does the portal support?

English, German and French.

## Can we sign up online?

Not yet. Cadae sets up each Portfolio and invites its first Owner, who invites the rest of the team.

## Who can see which hotels?

Owners see every hotel in the Portfolio, including hotels added later. Administrators see only the hotels assigned to them.
