How it works

From hotel data to informed action.

Bills and meter readings are useful, but they do not tell the whole story. Cadae combines a hotel-specific benchmark, an operating picture of the property and practical delivery support so you can decide what to investigate, improve and track.

The platform at a glance.

Three core capabilities connect the question "Where should we focus?" with "What changed after we acted?"

Group PHI

Benchmark performance and focus attention.

Hotel Model

Understand consumption, systems and risk.

Hotel Optimiser

Assess opportunities, coordinate work and verify results.

Monitoring and engineering support connect these capabilities. We agree which functions and data connections are included for your property, rather than assuming every hotel needs the same setup.

01 / Benchmark performance

Group PHI

Know where you stand. See what better looks like.

What you see

Energy and water performance against a best-in-class model of each hotel, with the performance gap, supporting data and confidence.

Why it matters

Hotels with different facilities and activity are assessed in context. Portfolio comparisons use each hotel's gap against its own model, not a raw consumption league table.

What you can do

Review the largest gaps, question assumptions and select properties or areas for deeper investigation.

PHI stands for Performance Hotel Insights. Cost and carbon information sit alongside the performance measure, rather than determining the score.

02 / Understand your hotel

Hotel Model

Connect the building with the information that explains how it operates.

What you see

The property's areas, assets and systems, linked with available main-meter, sub-meter and operating information. Read-only building management system data can be included where access and compatibility allow.

Why it matters

A bill cannot show whether an air handling unit runs outside service hours or a critical asset needs attention. Site knowledge adds meaning to the readings.

What you can do

Investigate schedules, controls and plant operation, identify information gaps and decide where additional checks or metering would be useful.

Concept illustration

Conceptual Hotel View from the Cadae introduction. It shows how areas, plant and utility information can be connected. It is not a customer dashboard; readings have been removed.

03 / Turn opportunity into action

Hotel Optimiser

Bring the business case, delivery plan and evidence of the outcome together.

What you see

Projects with estimated savings, investment, return, simple payback and delivery status. Assigned tasks record owners, dates, dependencies and completion evidence.

Why it matters

An attractive estimate is not a completed project, and a completed project is not yet a verified saving.

What you can do

Compare options, agree the sequence, approve work through the agreed process and review the evidence after delivery.

Projects and Savings Tasks support this workflow. Cadae provides the analysis and delivery support; your team decides which investments to approve. Creating or completing a project does not itself change the PHI score.

Add support where it is useful.

The wider Cadae offer can extend beyond utility performance.

Asset Management

Review condition and risk, maintenance needs, replacement priorities and capital expenditure.

Hotel Operations

Coordinate checklists, assigned work, handovers and completion evidence.

Acquisition Intelligence

Assess expected performance, operational risks and investment needs when considering another hotel.

Add-on scope, availability and delivery are agreed separately with Cadae.

The journey from data to results.

  1. 01

    Describe the hotel

Set out facilities, areas, systems and what is included in the assessment. Review the data already available and identify gaps.

  2. 02

    Build the performance picture

Combine utility quantities with hotel activity and weather. Review the benchmark, confidence and areas that warrant investigation.

  3. 03

    Investigate and cost the opportunities

Use engineering evidence to assess suitable measures, expected savings, costs, dependencies and operational impact.

  4. 04

    Agree and deliver the work

Select priorities, assign responsibilities and track delivery against the agreed scope.

  5. 05

    Check and keep checking

Compare measured outcomes with the estimate using a defined baseline. Continue reviewing performance to detect drift.

Illustrative trend

Illustrative monitoring diagram, not measured customer results. Weather, use, baseload and activity are shown across three schematic months. The marked change prompts investigation; it does not prove a fault or quantify a saving.

The methodology

How the PHI benchmark is built.

Best in class is modelled for your hotel, not taken from an average of other hotels.

The property

Property type, areas, building fabric, systems, facilities, meters and the boundary of what is measured.

Hotel activity

Relevant monthly activity such as occupied room nights, guest nights, food covers, conference use, laundry and leisure visits.

Utility quantities

Energy and water by source, with dates, units and supporting evidence. Missing or assumed figures are identified.

Weather

Location-specific weather is included where relevant to the model, so conditions are part of the comparison.

Cadae models efficient use category by category for the facilities and activity that apply. Its approved efficient-building assumptions mean that poor insulation or glazing can remain visible as an opportunity to improve.

The property benchmark identifies potential. It is not the same as the pre-intervention baseline used to verify savings from a particular project.

What the PHI number means.

PHI is the share of actual use above the best-in-class model. Lower is better; zero means actual use matches the model.

PHI = (actual use - modelled best-in-class use) / actual use x 100

Energy is measured in kWh and water in cubic metres (m³). A negative result means use is below the model. A missing or zero actual-use figure cannot produce a meaningful result using this formula.

Overall PHI is the equal average of Energy PHI and Water PHI when both results are available. Cost and carbon are reported separately.

Getting started

Start with what you already have.

Begin with recent utility bills or meter records, activity information and a description of your hotel's facilities.

  1. 01

    Review the available information

Agree the sites, objectives and measurement boundary, and identify missing data.

  2. 02

    Establish an initial assessment

Review the property model and the benchmark with Cadae. Agree how ongoing data will be provided.

  3. 03

Choose the next level of support

Select where deeper investigation, monitoring or project delivery would be useful and agree the scope.

Data routes can include manual entry, spreadsheet import, bill forwarding and API connections. Cadae confirms the suitable route and any integration work for your setup. A new building management system is not assumed.

Questions about the platform.

Is PHI a comparison with other hotels?

Each hotel is assessed against its own best-in-class model. A portfolio view helps compare the resulting gaps, but a neighbouring hotel does not set your benchmark.

Is Cadae software, consultancy or both?

Both. The platform organises performance information and improvement workflows. Cadae's engineering and hospitality expertise supports investigation, prioritisation and delivery within an agreed scope.

Do we need meters or a BMS connection to begin?

No. The starting assessment uses available utility and activity records. Detailed time-of-day analysis needs suitably granular data, and identifying individual areas depends on metering coverage. Any BMS connection is scoped separately and read-only.

Does a PHI of 30 mean that share can be saved?

No. It means 30% of actual use is above the model in that calculation. Achievable savings depend on the measures identified, feasibility, cost and delivery. They must be checked separately.

What happens when information is missing or wrong?

Missing data is shown as missing. An approved assumption may be used when defensible, with its basis visible. Ask Cadae to review incorrect information; published corrections retain a version history.

Does PHI cover waste or certify compliance?

The methodology described here covers energy and water, with carbon reported alongside. It does not include waste or provide a certification or compliance guarantee.
